The Fourth of July at Pembroke Falls in Pembroke Pines, Florida

On Sunday, July 4, 2010, the community of Pembroke Falls, located in Pembroke Pines, Florida, held its annual Independence Day Celebration.  The event took place at the Pembroke Falls Clubhouse Park located to the east of the Recreation Center next to the basketball courts. The celebration occurred from 1pm to 3pm and was a smashing hit with residents, families, children and guests.  There was something for everyone at the party.  Children had the opportunity to slide down giant inflatable slides, ride a mechanical train around the park, jump and play in the bounce house, take a spin on the twirling teacup ride, try to soak their favorite Athletic Director in the dunk tank, test their skills at traditional carnival games such as the water balloon toss, football toss, and pitching games.  The adults joined in the fun by conversing with neighbors and guests and supervising the little ones.  They all gobbled up the hot dogs, ice cream, and candy that was available for sale while listening to the classic oldies being spun by the DJ.  The sun was shining during the event and people were soaking it up. After enjoying the festivities, the participants headed over to the Recreation Center for a dip in the refreshing pool.  This is just another example of why Pembroke Falls is one of the best places to live in South West Broward County, Florida.

Pembroke Falls Memorial Day Celebration

The residents of the Pembroke Falls Home Owners Association located in Pembroke Pines, Florida gathered at the club house on May 31, 2010 to celebrate Memorial Day.  The pool was packed with family members, young and old, enjoying themselves.  Children jumped and splashed as parents floated on pool noodles keeping one eye on their children while conversing whith their neighbors.  Sun bathers laid out on the chase lounges soaking up the sun while the DJ played lively tunes.  Everyone was having a great time enjoying the facilities, great weather and the company of friends and neighbors.  The club house staff were on hand to make sure everything went as planned.  In the afternoon, the Pembroke Falls Karate Students put on a display of their talents and amazed spectators with their skills.  It is wonderful being part of a community that can get together and share a national holiday the way it is meant to be shared.

Miramar Stabilizatoin Program

One of our clients, Tikisha, just purchased a home through the City of Miramar’s Neighborhood Stabilization Program.  Using the NSP Tikisha was able to purchase a foreclosed home inside the designated Redevelopment Zone established by the City of Miramar.  The NSP purchase assistance funds she received enabled Tikisha to purchase a home for her family that would have otherwise been financially infeasible. The NSP provided Tikisha with a $60,000 forgivable loan and paired her with Wells Fargo who issued her an additional $60,000 FHA loan at the very competitive rate of only 4.7% interest fixed for 30 years.   As a result, she was able to leverage herself and obtain a total of $120,000 in loans to purchase her new home.  The purchase assistance loan that originated through NSP will be completely forgiven as long a Tikisha resides in the homes as her principal residence for the next 15 years.  It gets even better!  In addition to receiving 50% of the purchase price of the home in Purchase Assistance Funds, Tikisha will also receive up to and additional $60,000 in renovation/ repair allowance from the City of Miramar. The NSP repair funds can be used to affect repairs such as code violations, energy and water efficiency improvement (green improvements), health and safety issues, electrical and mechanical systems, appliances, and general home repairs.   

We will be checking back in on Tikisha in the next few months to see how the renovation of her new home is going and to get her personal perspective on how the City of Miramar’s NSP program has benefited her and her family.  Stay tuned!!
