Cash for Keys

Cash for Keys

Recently our number of Cash for Keys assignments in Pembroke Pines and Southwest Broward County has increased significantly. So, I thought I would write a quick blog post to explain what cash for keys is and how the process works. 

Cash for Keys, or Relocation Assistance Money, is a tool that many REO Asset Managers utilize to incentivize the occupants to vacate the premises. Most of the time, this occurs after a home has been foreclosed on or acquired by the bank through some other means.  The process usually begins with the Realtor representing the asset management company or bank going to the home and posting a notice to the occupants.  The goal is to have the occupants contact the Realtor and make arrangements to meet and discuss a move out timeline.  During the meeting, the Realtor may offer a cash incentive, "Cash for Keys", to the occupant to move out by a specific date.  Once the Realtor and the occupant come to an agreement, a "Move Out Agreement" or contract is formulated and signed by both parties.  The agreement stipulates the timeline as well as all other conditions for the turnover of the property. Common conditions include leaving the home free of debris and personal property and in broom swept condition. The keys to the home must also be turned over to the Realtor in order to consummate the deal. 

On the day of move, out the Realtor will return to the home and inspect the property to determine if the occupant has complied with the contractual terms. If so, the Realtor provides the occupant with a cashiers check for the agreed upon amount and the occupant signs off that they received the check.  From that point forward the Realtor secures the property and notifies the bank.

The 3 bedroom home located on 19th Street was a Rosewood model having 2,009 sq. ft. and sold for $299,000.

The first 4 bedroom home located on 133rd Avenue was an Eldorado model having 1,800 sq. ft. and sold for $280,000. The second located on 144th Ave was a Malibu model having 2,339 sq. ft. and sold for $300,000. The third 4 bedroom home located on 19th Street was an Esplanade model having 2,598 sq. ft. and sold for $355,000.  The fourth 4 bedroom home located on 16th Court was also an Esplanade model having 2,598 sq. ft. and sold for $360,000.

On Sunday, July 4, 2010, the community of Pembroke Falls, located in Pembroke Pines, Florida, held its annual Independence Day Celebration.  The event took place at the Pembroke Falls Clubhouse Park located to the east of the Recreation Center next to the basketball courts. The celebration occurred from 1pm to 3pm and was a smashing hit with residents, families, children and guests.  There was something for everyone at the party.  Children had the opportunity to slide down giant inflatable slides, ride a mechanical train around the park, jump and play in the bounce house, take a spin on the twirling teacup ride, try to soak their favorite Athletic Director in the dunk tank, test their skills at traditional carnival games such as the water balloon toss, football toss, and pitching games.  The adults joined in the fun by conversing with neighbors and guests and supervising the little ones.  They all gobbled up the hot dogs, ice cream, and candy that was available for sale while listening to the classic oldies being spun by the DJ.  The sun was shining during the event and people were soaking it up. After enjoying the festivities, the participants headed over to the Recreation Center for a dip in the refreshing pool.  This is just another example of why Pembroke Falls is one of the best places to live in South West Broward County, Florida.

York Air Conditioner

This week I replaced two original air conditioner units at my Kingston model home in Pembroke Falls.  Both existing units were developer installed A/C units that had been in the home since 1995.  In replacing the units, I took advantage of three separate incentives offered by the A/C manufacture, FPL and the Federal Government to lower the cost of the replacements.  I also upgraded to the highest efficiency units available which will provide a significant cost savings in my electricity bills going forward.  The A/C technician from B Cool Inc. told me to expect about a $10 per S.E.E.R increase per month savings.  The units I choose to install were a 19 S.E.E.R, 3 Ton York Affinity Series Air Conditioner for the upstairs and a 18 S.E.E.R, 4 Ton York Affinity Series Air Conditioner for the downstairs.  The total cost savings for my install was $6,080.  The cost savings broke down as follows: The A/C manufacture, York, provided a $200 instant rebated on each unit and an additional $1,000 mail-in rebate on each unit for a total rebate savings of $2,400.  FPL provided a $1,005 Residential Central Air Conditioner Rebate for the 3 ton unit as well as a $1,175 Rebate for the 4 ton unit totaling $2,180.  The Federal Government provided a $1,500 tax credit for installing the new high efficiency air conditioners prior to the end of 2010.

Any system that has a minimum of 16.00 S.E.E.R and 13.00 E.E.R. qualifies for a 30% tax credit up to $1,500.  The tax credit is applied for when you file your yearly tax return and is calculated on job cost.  For more info on the tax credit go to www.energystar.gov

Freon Line

I took this opportunity to replace both sets of copper Freon lines that feed and return from both A/C units in my home.  I replaced the copper lines because I have had many clients and neighbors in Pembroke Falls who have experienced Freon leaks in these lines due to poor installation under the concrete slab foundation of the home.  Apparently, the chemicals in the concrete erode the copper lines over time and cause leaks.  By replacing the lines I avoided having this problem in the future.

Line Chase

 In addition to replacing the Freon lines, I also had a new metal Line Chase installed over the new Freon lines on the outside of the home.  The Line Chase is the square metal cover that shields the copper Freon Lines running up the wall on the outside of the home. The installer waterproofed the penetration point in the wall of the home as well as filled the top and bottom of the Line Chase with one foot of spray foam and caped the chase with metal end caps.  This was done in order to prevent insects or rodents from infiltrating or making the Line chase their home.

YMCA Pembroke Pines Summer Camp and Activities

Looking for a great place to have your children attend activities and/or camp this summer.  Look no further than your own back yard. Located just outside the Taft Street entrance to Pembroke Falls in Pembroke Pines is the Pembroke Pines YMCA Aquatic Center. The YMCA will be hosting summer activities and summer camp this year at two facilities in Pembroke Pines: The Pembroke Pines YMCA Family Center (formerly know as the Pembroke Shores Facility) located at: 501 SW 172nd Avenue, Pembroke Pines, Florida 33029 and the Pembroke Pines YMCA Aquatic Center (formerly known as the Pembroke Falls Aquatic Center) located at 1361 NW 129th Ave. Pembroke Pines, Florida 33028.

This year's Adventure Camp consists of 10 weekly sessions serving youths ages 5-12 and runs from June 14th - August 20th. Pembroke Falls Memorial Day Celebration

The residents of the Pembroke Falls Home Owners Association located in Pembroke Pines, Florida gathered at the club house on May 31, 2010 to celebrate Memorial Day.  The pool was packed with family members, young and old, enjoying themselves.  Children jumped and splashed as parents floated on pool noodles keeping one eye on their children while conversing whith their neighbors.  Sun bathers laid out on the chase lounges soaking up the sun while the DJ played lively tunes.  Everyone was having a great time enjoying the facilities, great weather and the company of friends and neighbors.  The club house staff were on hand to make sure everything went as planned.  In the afternoon, the Pembroke Falls Karate Students put on a display of their talents and amazed spectators with their skills.  It is wonderful being part of a community that can get together and share a national holiday the way it is meant to be shared.
